What is a home measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement service, an appraiser measures the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total area and the general layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?
